Index investing is great but

[https://open.substack.com/pub/somethings0ff/p/nobodys-buying-this-issue-2-whsmith?utm\_source=app-post-stats-page&r=rc0eo&utm\_medium=ios](https://open.substack.com/pub/somethings0ff/p/nobodys-buying-this-issue-2-whsmith?utm_source=app-post-stats-page&r=rc0eo&utm_medium=ios) “The market is pricing a distressed retailer about to report a 78p per-share loss, encumbered by a suspended dividend and a recent emergency equity raise. How do people shortlist/sort/filter for Value REITS? Particularly sorting by discount to NAV.

Hi all, I'm looking to create a list of REITS (Particularly US ones at the moment, but also global) and I want to sort to find the ones with the biggest discount to Net Asset Value. And maybe even Price/FFO or do people use other metrics for finding value? Have …

About $662B of hyperscaler leases have not commenced yet, and none of it is in the leverage ratios. The recognition boundary is the risk.

$662B of signed data-centre leases sat off the top five hyperscalers' balance sheets at end-2025, and I am trying to underwrite a terminal margin on the group. I own some of it. I am not short anything. The question I cannot close is not whether AI is real. It is …
