Are there stocks with 6%+ dividends that still keep pace on IRR overall with equity ETFs (12%+)?
Getting more into stocks this year even though I've been heavy on res rental real estate for 10 years.
So what I mean is, VOO for example, I expect 10-12% (edited to keep comments on topic) per year for the next 10 years. But I'd like to buy stocks that can fund "financial freedom" with dividends while still doing at least 12% including the equity growth. Does that exist?
Compare that to rentals, which even though right now they aren't a huge ROI, they pay out cash flow every year that I can use to fund living expenses. Meanwhile, the loan pays down, and appreciation usually at least keeps pace with inflation. ***Without even including depreciation perks, the overall IRR of a rental seems to be much higher than a dividend stock, right?***
With my current knowledge, it looks to me like rental real estate has a unique advantage for the financial freedom or FIRE play, right?
