I’ve been looking more into Section 8 rental investing lately and honestly I think a lot of people misunderstand it.
From what I’m seeing, the biggest upside is stability. A large portion of the rent is government-backed, demand is consistently high in many markets, and there’s less pressure to chase luxury upgrades or trendy areas. A few investors I’ve spoken to say their Section 8 properties have actually outperformed some of their traditional rentals from a cash flow standpoint.
Some people love it and build entire portfolios around it, while others say inspections, paperwork, and dealing with local housing authorities can be frustrating depending on the city.
