When buying a house, good idea to sell stocks to help with a larger down payment?
I’m looking to build a house by the end of this year and hoping to grow my HYSA a bit more and I could probably put at least 20% but I would have limited savings left
I treat my brokerage account as something I don’t touch unless absolutely necessary. I know the market can go down at anytime. I’m the primary breadwinner in my family (no kids, just 2 furry children) and work in healthcare with multiple PRN jobs and a full time job. However, calculating my mortgage payment I’m looking at my affordability without any overtime and just standard hours even though I have rarely done that since starting my career in 2022.
I guess I’m asking what you guys have done in your lives with your brokerage account when it came to buying a house and putting a down payment. My options seem to be:
1. Putting less then 20% down but having more of a cushion in the HYSA for emergencies and leaving my brokerage alone even though the mortgage payment would probably be one whole paycheck (which I am ok with because this would be a long term home for us and wouldn’t want to sell unless dire circumstances require it)
2. Putting down 20%, no pmi, lowers mortgage payment, less of an HYSA though and would have to dip into brokerage if need be for emergencies
3. Putting down way more then 20 percent by selling the majority of my brokerage portfolio (six figures), significantly having a cheaper mortgage, less emergency savings but would have more money left from my paycheck to stock up savings again (and investing as well) (yes again this all depends on the market, if the market is in bear then obviously I can’t do this
