Decided NOT to move forward with the business buy-in, shifting toward real estate instead

Hi everyone,

I wanted to follow up and thank everyone again for all the feedback on my previous post it really helped me think things through more clearly.

After giving it serious consideration, I’ve decided not to move forward with the business buy-in opportunity.

The main reason is simple: It would require me to borrow a significant amount from friends, and I’m personally not comfortable with that level of risk especially if I can’t realistically pay them back quickly.

For me, anything beyond a short timeframe (ideally within a month) starts to feel like too much pressure, and I don’t want to put myself or my relationships in that position.

Also, as some of you pointed out, it would be putting too many eggs in one basket. I may revisit this opportunity in the future once I’m more diversified, since I do plan on staying with the company long-term.

Instead, I’m shifting my focus to something I’ve been considering for a while:

A small mixed-use property

This aligns more with my long-term goal of building in real estate, even though I know it comes with its own risks and learning curve.

Property Details

* Purchase price: $225,000
* Down payment: $45,000 (20%)
* Loan: \~20-year commercial loan at 7%
* Gross income: $42,000/year
* Estimated NOI: $29,000 (this doesn't includes $3.5k annual reserves: $2.5k repairs + $1k additional buffer)
* Mortgage: $21,000/year

Estimated cash flow: $8,000/year to 11,500/year
(Potential upside: adding a vending machine or other small income streams)

Location context:

* Small town in Pennsylvania
* Near a college, airport, many highways, and suburban area
* Existing tenants:
* Commercial tenant 7 years (8-year lease)
* Residential tenants 12 years and 2 years
* Initially self-manage to maximize cash flow and learn operations
* Transition to professional management later (5% / $2,100 annually)

Funding Plan

* $25k from personal savings
* $20k interest-free from parents

Why I Feel Better About This

* More aligned with my long-term strategy (real estate)
* Greater control over the asset
* Avoids putting pressure on personal relationships
* Opportunity to learn and scale over time

Where I’d Appreciate Input

* For those with mixed-use experience:
* What are the biggest risks I should be aware of?
* Anything you wish you knew before your first deal?
* Does this seem like a reasonable first step into small commercial / mixed-use?

There’s still room to negotiate on price, and I’m continuing to evaluate the deal carefully. I am working with a commercial real estate agent but I need other input still.

Really appreciate all the help so far this community helped me avoid a decision that didn’t feel right and move toward something that better fits my goals.
