Valorem Capital Capital- private equity fund offering 41.9% IRR with monthly distributions. Is it Legit or Scam?

Does anyone have any experience with this fund? They have a real estate land fund and a private equity fund that invests in blue-collar businesses.
This is the first fund, so wonder if anyone has worked with them or seen their track record and whether such annual return (with monthly distributions) make sense or even feasible ?

Wonder if this is legit or too good to be true.
