I hope all is well. I have a signed contract on an Industrial Warehouse in Plymouth, NC. Cap rate is at 8.99% and the reserve system will create two years of pure cash flow at 80k per year with 10% renewal per three year term. The term is 3 years with a two year buffer period.
I am looking for a credit sponsor for this deal. As the credit sponsor you get the loan thats its. Outside of the appraisals there is no money out of pocket. As a credit sponsor you get 20% of all money in the deal.
