Anyone else tracking the transit shift in Dubai RE? The "transience" bear case might be dead.

I’ve honestly always stayed away from Dubai real estate because the bear case just made too much sense. It felt like a car-dependent sandbox for influencers and speculative 30-day flippers.

But looking at the Q1 data, I think a structural shift is actually happening, and it looks a lot like the early Crossrail days in London.

The main thing I'm looking at is the Metro Blue Line, which just hit 10% completion. Usually in this market, buyers wait until the ribbon is cut, which completely prices in the premium. If you look at historically terrible commute areas like DSO (Silicon Oasis) or International City, they are in this weird pre-metro pricing phase. Yields in DSO are sitting around 7.5% right now. If that rail link actually halves the commute to Downtown like it's supposed to, we're probably going to see serious rental compression and yields bumping toward 8.5% as tenant demand shifts.

On top of that, the Golden Visa thing isn't just marketing bs anymore. End-users are actually making up almost half the transactions now. People are treating it as a legacy asset rather than a 3-year stopover. The demand is heavily shifting away from speculative 1-beds toward actual villas and townhouses in places like D3 or Dubai South (especially with the Al Maktoum airport expansion).

Everyone always points to the "100k new units" headline to scream oversupply, but historically, 30-40% of that gets delayed or cancelled anyway. With population growing by roughly 200k a year right now, demand in the villa segment is still outpacing real supply.

That being said, it's not risk-free. The mid-market is still totally handcuffed by interest rates, and if you buy an apartment in a cluster where 5 developers are dumping identical towers at the exact same time, you're going to get crushed on the secondary market.

Curious if anyone here is playing this timeline arbitrage, or if you guys still see Dubai as a zero-tax outlier that's going to eventually bust in this rate environment?
