I am 22 years old with 150k and will graduate next year with a BS of finance. I’ll have debt of 30-35k (rates of 4.9-6.9%). I am hoping to land a job with a 60k salary (I think this is reasonable). I currently have the cash in a money market mutual fund (SNVXX) because I would like to invest in section 8 real estate upon graduation (12-18 months from now), so I’m worried about volatility in the short term. The properties I am looking at run 80-100k and I would finance using DSCR loans. What are your guys thoughts and would you take a different path? If so, why? What would you allocate to securities vs real estate? I’m in a very fortunate position and really just want to make the most of it. Thanks for any input.
