New opportunities in the market but no new cash to invest. Portfolio up 112% over 3 years, long term bets. What to do?

Hi fam. Long time lurker here. I started investing since 2023. I have two portfolios, primary one is just ETF and is 90% of my portfolio. I have another one where I try to stock pick with whatever is left from my monthly budget which has somehow become a 20k portfolio.

I’m up 112% as of today over 2 and half years. I’m invested in some long term bets and I try to follow some learnings from reading books about Peter Lynch and Warren Buffet.

I also have a 60k emergency cash and 100k stuck in my old place that I’m very eager to sell but selling has been slow. I’m paying two mortgages and that has made my cash flow almost zero. I have no additional money to invest.

I feel like there some really good opportunities right now for me for some long term bets but I have no cash. What can I do? Is this a problem where I look at the companies I’ve invested in and compare it to the companies I like and exit some companies?

I really don’t want to touch my emergency buffer because I’m paying two mortgages and have a child on the way. I don’t want to take margin loan. Until my other house sells I don’t have money to invest.

Any advice for me?
