Hello, looking for some opinions here.
I live in **Lebanon (not US)**. I make about **$2,600/month net**, work full time as a software engineer, and still live with my parents so my expenses aren’t that high. No other income.
Right now I’ve got roughly **$24k total**:
* about **$18k in gold** (4 oz)
* **$1.5k stocks**
* **$2.2k crypto**
* **$2.5k cash**
I’m considering buying an apartment for **$115k**. It’s **83 sqm, 2 bedrooms**, building is around **25 years old**, quiet area close to where I live.
Rent would probably be:
* **~$500/month unfurnished**
* **~$600/month furnished**, but I’d need to buy furniture first
To do this I’d basically have to liquidate most of what I own, put **$25k down**, and take a **$90k loan at 6% interest**. That’s pretty much the only housing loan option here.
My idea was to try and **pay it off fast** (maybe ~7 years if I really push it), keep it rented, and then maybe use it later to buy another place.
What I’m struggling with:
* Is this actually a decent move or am I forcing my first real estate deal?
* Selling gold for this feels risky… but also holding it forever feels like doing nothing
* Am I missing something obvious (maintenance, vacancies, bad math, etc.)?
If you were in my situation, would you do this or just stay liquid and wait?
