Buy a home at 25 or keep renting and investing? Remote worker aiming for $1M by 30

I’m 25, work fully remote, and want to be smart about building wealth over the next few years.

Here’s my situation:
• Income: about $200k per year
• Investments: about $100k in the stock market (mostly S&P 500)
• Debt: none
• Cash: enough for a large down payment or possibly to buy a modest place outright (in a more rural area)
• Preferred locations: Denver or Chicago, but I can live anywhere

I’m deciding between buying a primary residence, buying an investment property, or continuing to rent while investing heavily in the market. I would keep investing monthly either way.

My main question is: would the money I use for a down payment likely perform better staying in the stock market, or is getting into real estate at 25 the smarter long term move?

Goal is to reach a net worth of around $1M by age 30.

Curious what others would do in my position.
