Nuances behind different income based plays?

Looking for a place to park my cash in the short -mid term. I’m aiming to buy a house in the next year, so need to maintain a large cash or “low risk cash equivalent” position.

Typically I park all my cash above a couple months worth of budgeting in my brokerage account and keep it in SGOV instead of a HYSA. With rate cuts, I’ve been looking at trying to get a bit more yield as I can’t really put my money to work. Specifically, I’ve been looking at JAAA and maybe even JBBB instead, but I know that SGOV also has tax advantages which I don’t think non-treasury bond funds have (I live in NY, so this alone applies heavy to me). Are there any other pros and cons for SGOV that I’m not aware of that I should factor into my decision? Maybe is anyone aware of a tool online where you can determine your net net return based on your specific situation?

Also, I’m aware the above funds carry more risk, but I guess what I’m trying to gauge is if I’m willing to assume that risk based on the incremental net net return.

Appreciate any insights.
