Property Portfolio Options

Hi all just wanted a non biased opinion on this . Currently have 17 houses and after all expenses and repairs etc they are making around $220 profit per month . I've been doing this for the last 9 years now and considering it's costing an average of $30k to purchase the house with deposits etc etc this is a return of roughly 8% give or take . Let's say prices rise 2-3% per year it's a 10-11% return .

For the simplicity of it all is this why people just get an average of 10% in the stock market each year ? It seems like a crazy amount of work on my property end to make what people are in the S&P500 . I know the stock market goes up and down and end up averaging out but if I'm looking at the next 20years .

What's everyone's thoughts on steering more toward the stocks market purely because it doubles every 9years or so on average I know .

House prices I don't see doubling every 9-10year . Am I missing something here ?

I'll add in that I've had a very successful run with property just wondering if it's time to park the $ in stocks rather than more roofs
