Investing in mutual funds to grow home down payment?

My wife and I live and work outside the U.S. and have saved about $30K in cash that we want to invest (in the U.S.) for approximately the next 3 years. After that, we're moving back to the U.S. and will need to access that money for a down payment on a home. My plan is to invest the money in a mutual fund (FXAIX) then simply cash out when we're ready. Even with the tax implications, which I believe would be no more than 15%, would still net us way more than simply putting the money into a money market account or HYSA for like 4% Am I missing something? Any pitfalls with the plan? TIA for the input.
