Continue contributing max to Roth IRA or pause contribution to accelerate a home purchase?

Hi All,

I'm 28 and am considering purchasing a home in the next 2 years to have a paid off home to live in by retirement age. 62 for me.

We need to save 50k for down and closing costs etc. We would also like to eliminate all debt before purchasing the home. We have about 10k liquid that could go towards that 50k.

Current combined disposable income of 2.3k per month with debts. Disposable income would be 3.6k after debts are paid off or about 4.2k if I pause Roth IRA contributions. Combined debt balance of about 29k mostly car loans.

Here's what my current investments look like @ 28:

\- A pension plan that pays 81% of my highest compensation if I retire at 62 or 122% of my highest compensation if I retire at 67.

\- 3.4k in my Roth IRA (Just started). Aggressively invested in a split between 6 ETF's: FBGRX, FBIOX, FOCPX, FSCSX, FSELX, and FSPTX.

Here's what her current investments look like @ 37:

\- 26k in a 401k

\- 10k in a savings account. Trying to convince her to put in an an HYSA. Or we could consider putting it towards debts if that's the move that makes the most sense.

We have a current combined income of 170k per year and a projected combined income of 190k in 2 years factoring in pay step increase and COL increases.

My main question is should I pause contribution to the Roth IRA to accelerate the home buying process? What is the potential opportunity cost of this considering an estimate average growth rate of 10%? Could the home appreciation potentially offset losses from pausing Roth IRA contributions? We are looking to purchase within 2 hours of silicon valley. Also looking for general tips and recommendations such as the steps that should be performed and in what order, best practices, etc.
