USFR/ TFLO Alternative that does not pay but only appreciates?

Hi everyone,
I'm getting ready to retire in a few years and I'm looking for somewhere to park my cash until the date arrives. I have about 2.5 years of expenses saved in TFLO and USFR but since I'm still employed, I get hit with an additional 3.8% tax for 'Net Investment Income' on top of my federal+state taxes.
Is there an alternative to these ETF's that do not pay a interests and just appreciates?
I've been looking for a few months and wither the fund value varies greatly, it pays like all the other, or I just don't understand it (I've seen the zero coupon t-bills but my brain just doesn't get it.)
