Seeking Advice on Building Passive Income and Overcoming Career Stagnation at 22

Hi everyone,

I recently turned 22 and I’m working as a car salesperson in Orange County, California. I’m doing well financially, making around $100,000 a year, but I still feel unsatisfied. Everyone around me says I’m doing great, but I can’t help but feel like I’m not progressing as much as I want to, especially given the high cost of living here.

I’ve been thinking about ways to build passive income. I’ve considered buying cars on the side to scale up my current efforts, but I’m also exploring more consistent options, like investing in Section 8 rentals out of state (e.g., Michigan or Texas).

While I’m grateful for what I have, I feel stuck and overwhelmed by constant overthinking about my future. I want to have a comfortable life with financial stability, I want the nice penthouse, the nice cars, but it feels so hard to reach.

I’m looking for advice on how to move forward, what steps to take, or any sectors I should explore. If you were in my shoes, how would you approach this? Around 100k to invest.Any input would be greatly appreciated!
