My family has been into real estate for the last few decades, looking for new ways to diversify our portfolio

Real estate in my home country has done well for my family, but we are now looking to diversify either in a new form of investment or via a new real estate investment in a different country. We have been looking into Spain and Japan recently, we have visited Spain. Looked through properties and choices but still unsure as we live in asia and if we were to position there we would have someone based off there. Japan felt like a country my family would enjoy and be able to invest in. Due to reasonings of how close it is to our home country. But it has come to my attention Japan could have certain challenges as location, natural disasters, and market. Would love to hear some insight about my situation
