Needing to generate cash - should I sell holdings or borrow on margin?

Closing on a home in about 30 days. I have $800k sitting in my taxable brokerage account. The holdings are just common stock & index funds. The funds I’m considering taking a margin loan from has been held long enough to change the tax burden from short term to long term. Would it be best to just sell the funds or take out a margin loan for the home closing? I need about $200k. Have any of you ever gone the margin route? How did it work out for you?

I’ll be selling my current primary residence some time (about 45-60 days) after the new home closing. I’d use those proceeds to pay off the margin loan if I decided to go that route. I understand the maintenance requirement. Thought about a HELOC but don’t want another credit inquiry during this closing. I could still consider that, though.
