Value of carryover capital loss.... does it go down with positive stock returns & inflation

I have a large capital loss from the dot com bubble. Almost 25 years ago!! Whenever I sell stocks at a gain, I offset it against the carryover loss. I have a couple of stocks in my portfolio with enough gain to wipeout the carryover loss. TBH, I've been holding onto this carryover loss to offset against some potential investment real estate sales. But with mortgage rates close to 7% and my investment property mortgage at 3% it makes no sense to sell now.


I had a shower thought yesterday that this carryover loss is worth less each year, b/c of positive stock returns each year and inflation pushing up the nominal prices of all assets.

Am I right in thinking it's best to wipeout this carryover loss?
